When you partner with us, you'll receive an overview of our services — including the management agreement between you, the property owner, and Wagon Wheel Realty — plus copies of the standard documents we require from tenants.

Advertising of the property across various platforms to reach quality tenants.
Tenant application and screening process, including background and reference checks.
Rent collection and disbursement of funds to property owners.
Payment of maintenance invoices as needed.
Interior inspection of the home at least once per year, or quarterly if needed.
Quarterly exterior inspections to monitor yard upkeep and overall exterior condition.
Scheduling of annual HVAC servicing for both the A/C and heating systems.
Coordination of routine maintenance and management of tenant repair requests.
Year-end reports for tax purposes.
Issuing three-day notices or noncompliances.
